Frequently Asked Questions

What’s included in the digital download (pdf)?

Each drawing set includes architectural plans, elevations, building sections and details necessary for construction. Final selection of finishes and equipment shall be coordinated between the owner and the builder. You can view a sample drawing set here.

Will my house look like the rendering?

That depends! The renderings illustrate the general form and layout of the building. The final selection of finishes and equipment will impact the final results, meaning every HAVN home will be unique to its owner.

What does the ICC stamp mean?

We’ve coordinated with the International Code Council (the people who write the building code!) to provide a preliminary building review for the design sets we sell on our website. They have reviewed our drawings and provided us with feedback to ensure adherence to the building code in Denver, Colorado where we’re based. While every location is different, and your local building codes may require modifications or changes to our drawings, you can have peace of mind knowing that our designs have been vetted by the actual people who wrote the (code) book.

What if I want to make changes to one of the designs?

We’re happy to help! Submit an inquiry through the website indicating the design you’d like to modify as part of our Hybrid design services. Examples of changes suitable for this service include mirroring the floor plan, adding an entry door, or making minimal modifications to the openings. Each request will be reviewed individually, and if it’s a good fit, we’ll reach out to you with a proposal and estimate for our services.

Who should build my home?

We recommend you hire a licensed and insured general contractor who is qualified and experienced in building custom single-family homes. They should be comfortable consulting with local engineers and navigating your local permitting system. The best way to find a reputable contractor is likely through your own network of family, friends and neighbors. If you’re building in the greater Denver area,  we can make a recommendation.

Who else do I need to consult?

That depends! While we cannot imagine every individual scenario, we recommend you start by having the property surveyed and research your local zoning regulations and building codes to determine if the building project is feasible. Your contractor should be able to recommend additional engineers and consultants who can help with project coordination.

Can I hire HAVN for a custom design?

Absolutely! In fact, it’s our most favorite way to get to know our clients. We’ll ask you lots of questions to understand your project and provide a proposal and estimate for our services. We’ll work with you through the entire process, from initial design to construction.

What if I don’t live in Colorado?

Let’s chat anyway! In most cases, HAVN can take the lead on the design process and coordinate with a local architect, designer, or builder to complete the project for construction.

Do you offer design services for remodels or additions?

We sure do! If your project is based in the greater Denver, Colorado area, we’d love to work with you. These types of projects require more coordination with an existing structure, so we will need to travel to your site frequently, especially in the beginning and during construction.

Why don’t you include costs for custom services on your website?

The simple answer is, it’s not so simple! Every project is unique – The site, the scope, the design parameters. We’ll take all of that into account and provide you with an estimate and proposal for our services.

Do you offer design services for commercial or multi-family residential?

Not at this time, but we’d love to help you tackle the design for your single-family home!
